In order to provide building owners with satisfaction that their facility is operating to its optimum and in line with design expectations End Systems can carry out extensive building health checks. These checks can help bridge any performance gap in the buildings operation. The checks are undertaken in a discreet manner with no disruption to the day to day operation of a facility and take approximately 1 week for an medium sized facility.
Whilst the health checks provide the building owner with the level of comfort that their facility is operating satisfactorily, in the example of the Castlefields Health Centre in Runcorn End Systems were commissioned by the main contractor (Galliford Try) to undertake a health check of the facility 6 months following completion and within the defects liability period, providing them with their own level of satisfaction of a well completed project operating to expectations.
The project was part of a significant re-development of the Castlefields area of Runcorn and was handed over on time and on budget. Our detailed report also provides recommendations where variations to the design expectations may occur.
The report conducted assessed and reported upon the following:
- Installation against design.
- Contractors installation against As-Built drawings.
- Completion of M&E defects.
- Installed M&E equipment accords with preferred supplier’s schedule.
- Heating & Ventilation controls (Performance against planned).
- Building internal lighting levels.
- CCTV functionality.
- Alarm systems functionality.
- Maintenance Logs for Compliance.
- Photographs.
It is important to understand that our building health checks are not prescriptive and can be adapted to suit the needs of a client. In addition to the above they can include a TM22 energy survey, occupant feedback considerations, training, re-commission with advice available on improvements to operational conditions, statutory documentation checks.
