End Systems carried out validation checks across the existing MEP services installations to provide detailed information on the current system condition and performance to enable our client to make an informed decision on if the systems needed to be replaced or repaired prior to purchasing the building.

The main challenges during the project was establishing the base level of installation completeness in the lower floor areas. The building had been partially finished on the upper floors during a CAT B fitout, however the lower ground / basement floors had never been finished and had been left as a construction site, with temporary lighting and power.
The major issue encountered revolved around the electrical installation, that had been water damaged due to the construction works being incomplete at the time of the construction companies insolvency, therefore water damage had occurred in the lower ground floor areas, including switch rooms and risers. This was evidenced in the electrical survey report.
The Result:
The outcome was to provide a potential purchaser of the building with an overview on the current MEP installation, so they could make an informed assessment on costs to finalise / repair / refurbish the systems in order to bring the building into full operational use.
